Are you looking for land for a waterfront custom home? You might have come across a few properties that look appealing, but they might sit on sloped land. How can you tell what kind of house you can build on it, and where? Would it work for your dream home? Consider these tips for building a house on a sloped lot, and let the experts at Shore-Line Construction help you find land and build your beautiful new home in Maryland.
Judging a Slope
Builders have determined the slope degrees that are easy, medium, and difficult on which to build. An 11-15% incline is easy for building, while an 11-20% incline has medium difficulty. Any slope 20 degrees or more is considered very difficult on which to install a foundation. You can see how your sloped lot compares if you can find the topography of your land of interest or an agent who can determine it.
How to Build a House on a Sloped Lot
Cut and Fill
One of the most popular ways to build a house on a sloped lot is to cut into the hillside and build the foundation directly into it. The construction workers may fill in the lot with soil to level the ground for the foundation. The house will be partially underground and could have a walkout basement.
Stilts
You could also build the house on stilts that support the house over vegetation or water. These stilts could be wood, steel, or another reliable material. The result could be quite dramatic.
Why Build on a Slope?
Great Views
Is it worth building on a slope? You might enter your house on ground level, but at the back, you are high above the landscape. At your elevation, you will have a better chance of getting great views over the water.
Seclusion
At a higher elevation, you can also enjoy more privacy in your home. You will want to take advantage of the views at the back, so more windows will be on the back wall than any other side. If you have a basement or walkout basement, you’ll have more privacy this way as well.
