It’s the middle of construction. Is it too late to make changes?
Building a custom home is exciting. You might be buying your first home, raising a growing family, or settling into your dream home after retirement. You can work with a custom home building company, which will lead you through a custom home building program. Customizing your home is not necessarily a straight road, though. Many ask, “Can I change my custom home design during construction?”
Keep Major Changes to the Design Phase
Unfortunately, it is not a great idea to make drastic structural changes to the design once construction has started, let alone after the structure has been built. Not only will the changes eat into the project’s timeline, but it will also add to the construction cost.
Thankfully, the design phase is the perfect time to work closely with the home design team on these major aspects of the house. A great home building company will not move forward with the project until you are completely satisfied with the design.
Changing a Custom Home Design During Construction
If you do want to make certain changes to the design, such as the type of toilet you want, the kitchen flooring, or perhaps even a type of interior doorway, you should consider the following impacts of the change.
Budget
Will the change increase or decrease your budget? Know what the difference in cost would be for the new product versus the current one. If you are not sure what the change would cost, it is best to consult your custom home builder.
Timeline
Will the change affect the project timeline? Will it shorten or lengthen the time before the project’s completion? The more complex the change, the longer it may take. Talk with your builder to know if the change will affect the project’s schedule.
Availability
If you want to switch out one product for another, check its availability. Is it available for order? How soon can it arrive at the project site? Changing out materials, such as bathroom tiles, is easy enough, but unavailability can complicate the change.
Permits and Codes
Certain changes involving plumbing, electricity, or the home’s structure could require a permit. Talk with your custom home builder about the change and what its impact on your budget and timeline could be.
